OTB Spa is looking for a highly motivated Real Estate Manager to join the Real Estate Department. 

This position contributes to the Company’s success by providing strategic planning view, project management skills, negotiation skills and strong commitment in any project: new openings, closures, relocations, renegotiations of full price stores, outlets stores, department stores, offices, show rooms, external storages, factories, logistic sites.

The Real Estate Manager will be involved in the following activities:

  •     Register all offers received, keep track on who sent them and when to approach the right agent;
  •     Build a database of all lease contracts, terms & conditions for both commercial and office purpose;
  •     Managing the Regional data base of all lease contracts and terms and take necessary actions for renewal/termination;
  •     Responsible for negotiation of the new & existing locations, in order to achieve best condition for the company such as CAPEX contribution and free rent;
  •     Presentation to the team, supply agreed financial information to the Finance team;
  •     Responsible for HOT/LOI discussion and finalization related to all commercial/office locations; 
  •     Brokers agreements review;
  •     Follow up on communication with legal and landlord, make sure all documents exchanged timely;
  •     Make sure all documents for the handovers are duly filled and shared;
  •     Work closely with project team to ensure regional scheduling of work in line with company goals and objectives;
  •     Responsible for all aspects of new project due diligence and predevelopment, including activities such as feasibility studies, market analysis;
  •     Work closely with the project team & landlord, manage issues and risks affecting the projects;
  •     Regularly update new project status to all stakeholders accurately and inform the relevant department for their planning & operation;
  •     Support development efforts by working closely with other departments to determine more effective processes and tools;
  •     Achieve all of the above and carry out in line with Company Values;
  •     Other Ad hoc projects assigned by line managers.


The ideal candidate has:

  •     Strong communication skills and excellent negotiation skills; 
  •     Proper written and verbal English a must;
  •     Good problem solving and ability to work under pressure under tight deadlines;
  •     Minimum 8 years experiences working in a client side real estate development environment;
  •     Ideally experience in both agents and in-house environment;
  •     Proven track record of successful negotiations in the industry;
  •     Understanding of business and management principles involved in strategic planning, resource allocation and project management;
  •     Business analysis skills, with the ability to foresee issues, develop constructive solutions and provide decisive recommendations;
  •     Knowledge of local and state level laws and regulations regarding real estate;
  •     Commercial approach with strong financial understanding;
  •     Ability to work independently and react quickly in a demanding fast-paced environment.
